Why homeowners choose metal

Is a metal roof worth it on a New England home?

Metal costs more up front than asphalt and lasts far longer. On the right house it is the last roof you buy. We will tell you plainly if asphalt is the better value for your roof.

  • ✓ Sheds snow and ice instead of holding it, which cuts down on ice dams
  • ✓ Stands up to coastal wind far better than a shingle roof
  • ✓ Will not curl, crack or shed granules the way asphalt does with age
  • ✓ Non-combustible, and often looked on favourably by home insurers
  • ✓ Reflects summer heat rather than holding it in the attic
  • ✓ Can usually be installed over a single existing layer where the deck is sound

How a Sunset metal roof goes on

From first visit to
final walk-through

The same crew, the same process and a written estimate on every roof.

1

Inspection & written estimate

We measure the roof, check the attic and walk you through panel profiles and colours before you commit to anything.

2

Permit

Re-roofing in Massachusetts requires a building permit. We hold a Construction Supervisor License (CS-118483) and pull it for you.

3

Tear-off and deck check

The old roof comes off so we can see the deck. Anything soft or rotted gets replaced before the new roof goes down.

4

Underlayment and flashing

High-temperature underlayment, ice and water shield at the eaves and valleys, and new flashing at every wall, chimney and skylight.

5

Panels and trim

Panels are cut to your roof, fastened to allow for expansion, and finished with ridge, eave and gable trim in a matching colour.

6

Clean-up and walk-through

The old roof is hauled away, the property is magnet-swept for fasteners, and we walk the job with you before we leave.

Standing seam or metal shingle?

Two very different looks,
two very different prices

Standing seam gives you the clean vertical lines and hidden fasteners most people picture, and costs the most. Metal shingles and stone-coated steel mimic slate or cedar for less. We bring samples of both so you can hold them up against your house.

Metal roofing questions

What Easton homeowners ask about metal roofs

Is a metal roof loud in the rain?
Not on a house. The panels go over a solid deck with underlayment and there is attic insulation beneath that, so it sounds much like any other roof. The drumming people remember is from bare metal over open framing on a barn.
Will a metal roof attract lightning?
No. Metal does not attract lightning, and because it is non-combustible it is actually a safer material if lightning does strike nearby.
How much more does metal cost than asphalt?
It varies with the profile and the complexity of the roof, which is why we price it in writing after seeing it. Expect a meaningful premium over asphalt, offset by a service life that is usually two to three times longer.
Can you put metal over my existing shingles?
Sometimes, where there is only one layer and the deck underneath is sound. We check the deck and the attic before recommending it — if there is any question, we strip it.
Does it dent from hail or falling branches?
Heavier gauge panels hold up well to normal New England weather. We will talk through gauge and profile if you have large trees over the roof.
Do you do metal on commercial buildings too?
Yes. We install and repair metal and flat commercial roofs alongside our residential work, across Easton and the surrounding towns.
