Massachusetts winters are hard on a house. Freeze-thaw cycles work ice into every small crack in a roof, heavy wet snow tests gutters that weren’t cleared in the fall, and wind-driven moisture finds any gap in siding that’s been left to sit. Most of the emergency calls we get in January and February trace back to something that was visible — and fixable — back in October or November.

Here’s the walk-around checklist we use with our own South Easton clients before the first hard freeze, broken out by roof, gutters, and siding.

The Winter-Ready Checklist

🏠

Roof

  • Check for cracked, curling, or missing shingles — small gaps now become ice-dam leaks in January.
  • Look for granule loss in the gutters, a sign of shingle wear near the end of its life.
  • Inspect flashing around chimneys, skylights, and vent pipes, the most common source of winter leaks.
  • Confirm attic insulation and ventilation are adequate — poor attic airflow is the #1 cause of ice dams.
💧

Gutters

  • Clear leaves and debris so melting snow has somewhere to go instead of backing up under shingles.
  • Check that gutters and downspouts are securely fastened before the weight of ice and snow arrives.
  • Make sure downspouts direct water at least 5–6 feet from the foundation.
  • Consider gutter guards if your property has heavy tree coverage.
🏨

Siding

  • Walk the exterior and look for cracked, warped, or loose panels that let moisture behind the wall.
  • Reseal gaps around windows, doors, and utility penetrations.
  • Check for soft spots, which can mean trapped moisture or early rot.
  • Clean siding before winter — trapped grime holds moisture against the surface through freeze-thaw cycles.

When to Call a Pro Instead of Handling It Yourself

Most of this checklist is a visual walk-around you can do yourself. A few things are worth a professional look before the snow flies:

  • Any soft, spongy, or sagging roof deck — this usually means water has already gotten in.
  • Shingles that are curling, cracked, or missing in multiple spots, not just one.
  • Gutters pulling away from the fascia board, which can mean rot underneath.
  • Siding that feels soft to the touch or shows staining — a sign of trapped moisture.
  • Any roof or siding work more than one story up. It’s not worth the fall risk.
